About the notary and the land registry

We are in charge of withdrawing your purchase title deed from the notary. When the purchase is attached to a mortgage, then the bank will withdraw it and take care of the corresponding procedures.

Once the invoice is issued, for your comfort, we will use the power of attorney (POA) to pay it directly from your bank account in Spain.

It is a public administration in charge of officially registering the property in your name.

The registration legitimately confirms that the property is yours.

About utilities

The whole process can take up to 6 weeks. During the installation process, the suppliers will need a contact person and a phone number to install the meters.

In Spain, the invoices are issued monthly, even if you live here the whole year or not, because there is a maintenance fee for the service, even when there is no consumption during the month.

When the change of ownership is submitted, it can take up 2-3 months until it appears on the invoices. Please note that unpaid invoices will lead to the cancellation, and subsequent cuts in the services.

About taxes

These are taxes that affect every property in Spain. The taxes are charged annually by the public entity Patronato de Recaudación. The payment will be by direct debit from your Spanish account. Once the change of ownership is submitted, it can take up to 1 year to appear in the administration.

About the after-sales process

Once we send the email providing all the documentation, taxes, contracts, and other procedures, our work will be finished.

When the Post Sale process is finished and the title deed withdrawn from the Land Registry, you can set up an appointment to pick up all the documents, or if you wish, we can send it by courier to the address of your preference.
