1. Golden Visa:

Application Process:

1. Property Purchase: The first step is to invest in Spanish real estate. This can include
residential, commercial, or land properties. The minimum investment amount is
€500,000. The investment in real estate is considered to be the purchase price,
excluding taxes and also the mortgage, i.e. the minimum contribution must be 500,000
euros, even if the price is higher and part of the property is financed with a mortgage.
The 500,000 euros must be invested unencumbered and before taxes.

2. Documentation: Gather the necessary documents, which typically include:

· Proof of the real estate investment, such as a property deed or purchase
agreement.
· Proof of funds to demonstrate that the €500,000 investment requirement has
been met.
· A criminal record certificate from your home country legalised with the Hague
Apostille and translated to Spanish. This certificate must be issued within the
90 days prior to the application.
· Proof of valid health insurance in Spain.

3. Visa Application: Submit your visa application at the Spanish consulate in your home
country or the country where you legally reside.

4. Background Check: The Spanish authorities will conduct a background check to verify
the authenticity of your documents.

5. Approval: If your application is approved, you will receive a one-year residency visa.
This visa can be renewed every two years as long as you maintain your real estate
investment. After five years of continuous residency, you can apply for permanent
residency. After ten years, you may be eligible for Spanish citizenship.

2. Digital Nomad Visa:
Application Process:

1. Eligibility Check: Ensure that you meet the eligibility criteria, including being self-
employed or working remotely and having sufficient income to support yourself in
Spain.

2. Documentation: Gather the required documents, which typically include:

· Proof of remote work or self-employment, such as employment contracts or
business registration documents.
· Proof of sufficient income.
· Proof of valid health insurance in Spain.

3. Visa Application: Submit your visa application at the Spanish consulate in your home
country or through the online application portal.

4. Background Check: The Spanish authorities may conduct a background check.

5. Approval: If approved, you will receive a one-year digital nomad visa, allowing you to
live and work in Spain. This visa can be renewed as long as you continue to meet the
criteria.

3. Non-Lucrative Visa:
Application Process:

1. Eligibility Check: Ensure that you meet the eligibility criteria, including having a stable
source of income and not planning to work in Spain.

2. Documentation: Gather the required documents, which typically include:
· Proof of a stable source of income, such as bank statements or pension
statements, demonstrating that you can support yourself and any dependents
without working in Spain.
· Proof of valid health insurance in Spain.
· A clean criminal record certificate from your home country.

3. Visa Application: Submit your visa application at the Spanish consulate in your home
country.

4. Background Check: The Spanish authorities may conduct a background check.

5. Approval: If approved, you will receive a one-year non-lucrative visa. After residing in
Spain for one year, you can apply for a residence permit, which is typically valid for
two years and renewable.
